Organizational Climate Survey
To obtain the employee's feedback on the different aspects of their work in the company, an organizational climate survey was conducted in 2009.
The survey presented favorable results in all areas measured. Job security registered the highest average score at 11.5 on a scale that has 15 as the highest possible score, while standards of excellence and job interest and challenge were second highest with an average rating of 11.2. Such rating shows that employees perceive very high standards of excellence in the Integrated Management System. Employees have a positive perception of their jobs and find their work interesting and challenging.
Other areas also perceived to be positive are rewards and satisfaction, with an average of 9.8 and advancement and mobility, with an average of 8.1.
Results of this survey will be helpful for management in continually improving employee welfare.

Total Quality Service

The Total Quality Service seminar is a half-day program on basic customer service given to all new employees. It introduces the concept of Quality Service as meeting and exceeding the customer's intellectual and emotional needs and expectations and then adding value. This aims to help the participants learn how to effectively master superior customer service skills and improve on their own performance on the following areas: positive communication, complaints handling and managing an irate customer. This was facilitated by Mary Grace L. Ventic of HR.

Technical Competency Workshop

The Technical Competency Workshop was facilitated by HR & Admin Manager Cecil Urbina, and participated by the management team members. Following through the initial identification of functional, behavioral and technical competencies of the employees in 2007, the Technical Competency Workshop was pursued to further assess the employees against the level of competencies, determine gaps and identify development programs in order to address the gaps.

It aims to encourage work-life balance, productivity, performance with integrity, managing oneself and improving relations with others, following the Seven Habits principles. The workshop was conducted by Luis Gian Mapa of the Center Leadership and Change, Inc.

APPOINTMENTS
After Engr. Rizalito S. Casinillo was appointed new Integrated Management System (IMS) Management Representative (MR) of Cebu Holdings and CPVDC effective April 15, 2009, the outgoing MR, Engr. Elson Homez, now sits as consultant of the Health and Safety Committee effective April 15, 2009. The updated Health and Safety table of organization on these movements is shown below.
INITIATIVES
Work Assessment Measurement (WEM)
The Health and Safety (H & S) Committee conducted the Work Assessment Measurement or (WEM) at CHI offices including managed properties in April and May of this year. The WEM inspection, which is aimed at identifying hazards in the workplace and recommend appropriate corrective actions for the improvement of the work environment, was conducted at the Cebu Holdings Center offices, Ayala Center Cebu, the Terraces, Amara, and Park Towers 1 and 2.
Review of EHS Aspect and Impact, Hazards and Risks Procedure
Taking off from the EHS Workshop conducted by Sam Suarez of Rosehall Management Consultants, Inc. last October 22-23, 2009, the Health and Safety Committee is currently pursuing the revision of the EHS Aspect/Impact, Hazards/Risks Procedure in coordination with the different departments of the organization.
CODI Members
The new members of the Committee on Office and Decorum Investigation (CODI) who shall handle anti-sexual harrassment cases, were nominated.
CHI Implements TB Prevention and Control in the Workplace
CHI implemented the policy on Tuberculosis (TB) Prevention and Control on December 1, 2009 following a two-day awareness and management orientation on the subject on November 24 and 25.
This policy is the last of the four health and safety policies to be implemented. The others are: Drug Free Workplace, Anti-Sexual Harassment and the HIV/AIDS Prevention and Control, based on the requirements of the Department of Labor and Employment (DOLE). Four half-day sessions were conducted to cover all employees on the TB Prevention and Control conducted by HR and Admin's Tiffany Glarino and Cebu City Health Office representative Dr. Susan Adlawan.

Surveillance Audit
In a surveillance audit on October 4-5, 2009, Certification International, the external audit team, recommended the continued certification of Cebu Holdings, Inc. and Cebu Property Ventures and Development Corporation's Quality, Environment, Health and Safety Management System to ISO 9001: 2000, ISO 14001:2004 and OHSAS 18001:2007. The auditors cited strengths such as: monitoring and measurement of objectives and targets, conduct of internal audit, customer feedback and most importantly, the management commitment in the maintenance of the Integrated Management System (IMS).

QEHS MS Review and Revalida

7th Floor Boardroom
The QEHS MS orientation was conducted to new hires to promote awareness on CHI's Integrated Management System. This was facilitated by HR/Admin Manager Cecilia T. Urbina. A revalida was given after the orientation. A separate orientation was also conducted for outsourced personnel assigned at the Cebu Holdings Center offices, facilitated by HR Admin's Toni I. Balaga.
Stakeholder Engagement Activities
Kamputhaw and Carreta
Consultation and meetings with the community form part of the company's community relationship building strategy. Throughout the year, several meetings with Cebu Business Park and Neighboring Baranggays Alliance, Inc. (CBPNBAAI) officers and baranggay officials were conducted.
Community consultation strengthens the link between CHI and the communities where it operates and helps ensure that development programs initiated by the company is more responsive to the needs of the community.
In November, CHI met with the baranggay officials of Kamputhaw and Carreta to discuss development programs for their baranggays. Kamputhaw officials conducted a site visit to Tugkaran and the site identified by CHI Property Management Division located in Phase II which will serve as the composting site for Baranggay Kamputhaw.
In December, a Christmas fellowship attended by baranggay captains and baranggay councilors from the neighboring baranggays was held at Asiatown I.T. Park.
