Q1: How important is the environmental performance to the business?
For us, a business should not only be measured by its financial performance but how its operations are tailored to lessen its impact on the environment and the communities that surround it and are interacting with it.
Q2: CHI may be considered as non-polluting enterprise. Why does it bother to do more than what is expected to?
We are in the business of building livable communities and ensuring the sustainability of these livable communities by enhancing the quality of the environment, and to some extent, to influence the surrounding communities.
That is why we make sure that facilities and amenities are in place:
- Open landscaped areas that are more than what is prescribed that will serve as the community's lungs;
- Separate drainage and sewer systems;
- Wastewater treatment plants to treat the wastewater to acceptable levels prior to discharge and eventual reuse; and
- Efficient lighting
On top of these, our property management is in place to ensure that all are working as intended, thereby enhancing the value of the property.
Q3: What programs has CHI undertaken? What were the results in 2007?
The following are CHI's initiatives in managing its environmental footprint

formation of a team of Pollution Control Officers tasked to ensure that the environmental management system is working

- Energy Management
The company, including its managed properties, has saved 753,410 kWhr in 2007, or about 3% reduction from its 2006 actual energy consumption.
- Water Management
The company, including its managed properties, saved 45,029 cubic meters of water in 2007, as compared to the 2006 actual water consumption.
- Emission monitoring
The company established baseline data on the smoke emission monitoring for the whole Cebu Business Park. Also, the emergency generators for CHI's properties were tested and were found compliant with the provisions of the Clean Air Act.
- Wastewater discharge management
Since 1999, CHI has operated its sewage treatment plant (STP), to treat the wastewater from the buildings in the Cebu Business Park (CBP). On a monthly basis, treated wastewater is tested by a third party laboratory accredited by the DENR. The discharges do not exceed the 50 mg/liter BOD limit for Class C waterbody. In addition, in 2007 CHI signed wastewater treatment agreements with two companies for them to subject their wastewater for treatment in CBP's STP.
- Solid waste management
Ayala Center Cebu achieved reduction of both the recyclables and residual solid waste, the Cebu Business Park, on the other hand, registered an increase in recyclables and residual due to increased activity at the business park. New buildings were occupied and operational while construction activities on some buildings started in 2007.
- CFC inventory and phaseout
The company did an inventory of the number and capacity of split type airconditioners that are still using Freon. The phaseout plan specifies that after 2010, the company will not purchase CFC refrigerants.
- Emergency preparedness
Annually, CHI conducts emergency preparedness drills (whole building evacuation) on all of its managed properties. On a monthly basis, property administrators and their staff perform regular emergency drills and orientations.
